How long does the conveyancing process take?

The average conveyancing process takes 8-12 weeks, though this can vary depending on the complexity of the transaction, the length of the property chain, and other factors. Simple transactions like remortgages can be quicker, while more complex cases may take longer.

What documents do I need for conveyancing?

Essential documents include proof of identity (passport/driving licence), proof of address (utility bills), proof of funds for purchase, mortgage offer if applicable, and property details. For sellers, you'll also need property title deeds, energy performance certificate, and property information forms.

What searches are carried out during conveyancing?

Standard searches include Local Authority searches (planning and building regulations), Environmental searches (contamination and flood risks), Water and Drainage searches, and Land Registry searches. Additional searches may be required depending on the property's location and circumstances.

When do I need to pay conveyancing fees?

Initial search fees and disbursements are usually paid upfront. The main conveyancing fee is typically paid upon completion of the transaction. For purchases, stamp duty must be paid within 14 days of completion.

What happens on completion day?

On completion day, your solicitor transfers the remaining funds to the seller's solicitor. Once received, keys are released to you. Your solicitor then registers the change of ownership with the Land Registry and handles any stamp duty payment if applicable.
